Reports To: VP of Operations

Location: San Antonio Home Office

Travel: As needed for portfolio reviews, franchisee meetings, and negotiations

Position Overview

We are seeking a strategic, analytical, and relationship-driven Director of Real Estate to oversee and optimize the real estate economics of our growing franchise portfolio. This role is responsible for lease renewals, CAM charge oversight, new site leasing, lease data reporting, and long-term portfolio strategy.

The ideal candidate combines strong commercial real estate expertise with financial acumen and a franchisee-first mindset. This individual will serve as a trusted advisor to franchisees while partnering cross-functionally to support sustainable growth, profitability, and operational excellence.

New Site Evaluation & Lease Management

Evaluate potential locations using demographic and market analysis toolsManage in-market broker relationshipsOversee LOI negotiations and site acceptance processesCoordinate lease review, due diligence, and provide real estate oversight during constructionEvaluate private salon conversions to Salons by JC franchiseLease Renewals & Portfolio Strategy

Lead the full lease renewal process including timing, negotiation support, approvals, and documentationDevelop and maintain renewal playbooks with benchmarks, risk thresholds, and decision criteriaAdvise franchisees on renewal strategies including renewals, restructures, relocations, or exitsTrack lease expirations, options, and renewal deadlines across the portfolioCAM Charges & Operating Cost Oversight

Review and validate CAM and pass-through expenses billed to franchiseesIdentify overcharges or non-allowable expenses and coordinate landlord disputes when necessaryEstablish CAM review standards to ensure consistency and transparencyProvide franchisees with guidance and benchmarking related to occupancy costs and lease economicsFranchisee Advisory & Stakeholder Management

Serve as a trusted real estate advisor to franchiseesCollaborate cross-functionally to align real estate decisions with brand strategySupport franchisee communications regarding renewals, CAM charges, and leaseback opportunitiesParticipate in franchisee meetings, trainings, and escalations as neededData, Reporting & Process Improvement

Maintain accurate lease data, abstracts, and financial summariesProduce reporting on lease risk, renewal timelines, CAM trends, and leaseback performanceImprove processes, systems, and documentation to support portfolio growthEnsure compliance with franchise agreements, lease terms, and company standardsQualifications

7+ years of commercial real estate experience, preferably within franchising, retail, or multi-unit operationsStrong experience with lease negotiations, renewals, CAM reconciliation, and site selectionFinancial modeling and lease analysis expertiseExcellent communication and stakeholder management skillsAbility to manage multiple projects and deadlines in a fast-paced environmentExperience collaborating cross-functionally with Legal, Finance, Operations, and franchise partnersBachelor’s degree in Real Estate, Finance, Business, or related field preferredWhat Success Looks Like
